Platting & Replatting

Whether you are dividing property or adding to your property we can plat your property for you. Platting a property is being required by more and more cities and counties in order to build on a property or to divide it into multiple tracts. This can occur in a subdivision or with large acreage tracts.

A plat differs from a survey in that a plat is an official map of a subdivision, which can actually be just one lot or many lots.

Elevation Certificates (FEMA)

We provide FEMA elevation certificates that are used to determine your flood insurance rates. Flood insurance rates are greatly affected by the elevation of your property. Having a FEMA elevation certificate removes the uncertainty about the elevation of your property and you will receive a more accurate flood insurance quote. Elevation Certificates in many cases help to lower flood insurance rates, but this can vary upon areas and your properties elevation and location in comparison to flood zones.

GPS/CORS

GPS refers to the global positioning system which uses satellites to pinpoint where a location is on the globe. This information can be used to tie into the CORS network. We use these systems when necessary to provide the most accurate data possible.

What is CORS?

CORS is the Continuously Operating Reference Station. The National Geodetic Survey (NGS), an office of NOAA’s National Ocean Service, manages a network of Continuously Operating
Reference Stations (CORS) that provide Global Navigation Satellite System (GNSS) data consisting of carrier phase and code range measurements in support of three dimensional positioning, meteorology, space weather, and geophysical applications throughout the United States, its territories, and a few foreign countries.

How is CORS is used?

Surveyors, GIS users, engineers, scientists, and the public at large that collect GPS data can use CORS data to improve the precision of their positions. CORS enhanced post-processed coordinates approach a few centimeters relative to the National Spatial Reference System, both horizontally and vertically.

Topographic Survey

We provide Topographic surveys to meet our customers varying needs. Whether you need a topographic survey for construction, development, or permitting we can help.

Tree Survey

Tree surveys are required by most cities now when building a new home or doing a subdivision development. Tree surveys help determine what trees could be removed by development and which should be replaced according to a cities tree ordinance. This has grown in usage as people have become more environmentally concerned.

We determine the size (caliper) and placement of trees on a property. We can handle projects of all size.

Deed Research

We provide deed and adjoiner research for customers before or during the surveying process. This can tell them who owns a neighboring property and can tell them the size of the properties around them.

When doing a land survey this information is placed on the surveying of all adjoining properties.
